Which Door Replacement Scope Does Your Opening Need?

Three scopes exist, and the difference in price between them is large. A slab swap reuses the existing frame and only replaces the door itself. It works only when the frame is sound, plumb and square, when hinge mortises line up, and when the bore and backset match the new hardware. On a house that has settled, or where the jamb has soaked at the bottom, a slab swap produces a door that binds in winter and gaps in summer. A prehung unit replaces the slab, the jamb, the hinges and the threshold as one factory assembled package, which is the standard approach for most exterior replacements because it resets geometry and gives you a fresh weather seal. Full frame work goes further and touches the rough opening itself. Widening an opening for a wider entry door, a French pair or a multi slide unit requires a new header sized either by prescriptive span tables or by a licensed engineer, along with trimmers and king studs to carry the load down to the foundation. That is a structural alteration and it is permitted work, inspected before anything is covered.

  • Slab only: Cheapest path, but only viable when the existing jamb is dry, plumb and square and the hinge and bore layout match exactly.
  • Prehung unit: The default for exterior replacement. New jamb, hinges, threshold and weatherstrip arrive as one assembly, so the seal is factory set.
  • Widened opening: Any increase in width means a new header, new trimmers and a permit, because you are changing how the wall carries load above.
  • Load bearing walls: Openings in a bearing wall or shear wall need engineering review, and shear panel removed for the opening usually has to be replaced nearby.

Why Do Exterior Doors Leak, and How Is That Prevented?

Most exterior door leaks are installation leaks, not product leaks. Water arrives at the sill, sits there, and finds the first unsealed path into the framing. The defense is a sloped sill pan installed before the door goes in. A correct pan has three features: a slope to the exterior so water drains rather than pools, end dams turned up at both sides so water cannot run sideways into the jack studs, and a back dam turned up at the interior edge so water cannot migrate under the threshold into the subfloor. The pan has to be sealed to the weather resistive barrier below it, not simply laid on top of the plate. Above the opening, head flashing is set over the nailing flange or the casing and lapped under the weather resistive barrier, so gravity keeps working in your favor. Jambs are taped after the pan and before the head, following the same shingle logic. The unit itself is bedded in continuous sealant beads at the jambs and head, with the sill left deliberately open at the front edge so any water that does get in has a path back out. Skip the pan and you get a rotted subfloor, usually discovered years later when the flooring is replaced.

Which Door Material and Hardware Survives Sun and Salt Air?

Fiberglass skin over an insulated core is the most forgiving choice in this climate. It does not rust, does not swell, holds a factory finish for years, and accepts wood grain textures convincingly enough that most people cannot tell from the driveway. Insulated steel is inexpensive and stiff, but it corrodes at the cut edges, along the bottom seam and behind dinged paint, and in coastal Orange County that process starts fast. Solid wood and true stile and rail wood doors are still the right answer for certain elevations, provided the owner accepts the maintenance. A west facing unshaded entry in Orange, Tustin or Villa Park takes brutal UV exposure, and wood there needs a high solids marine style finish with a recoat cycle, often every two to three years on the exposed face. Hardware deserves as much thought as the door. From Seal Beach and Huntington Beach through Newport Beach, Laguna Beach, Dana Point and San Clemente, airborne salt deposits on metal and pits plated finishes within a season or two. Specify 316 stainless or a heavy physical vapor deposition coating in that band, and understand that unlacquered brass and other living finishes will patina by design.

  • Fiberglass: Best overall in Orange County. No rust, no swelling, stable in heat, and the lowest maintenance burden of any exterior door material.
  • Insulated steel: Strong and affordable inland. Near the coast it corrodes at bottom seams and cut edges, so it belongs on protected or interior side openings.
  • Wood: Unmatched appearance and mass. Requires a high solids finish and a recoat cycle, particularly on unshaded west and south facing entries.
  • Coastal hardware: Use 316 stainless or heavy PVD coated finishes within the salt band, and rinse and wipe hinges, levers and thresholds every few weeks.

What Does the Code Require at Doors?

Three separate code areas apply. First, energy. Exterior swinging and sliding doors carry maximum U-factor requirements under the California Energy Code, and glazed doors also carry a maximum solar heat gain coefficient. The NFRC label on the unit documents those certified values, and it stays attached until the final inspection. Exact numbers are verified against the code edition in force at permit issuance, not against whatever was current when the door was quoted. Second, safety glazing. Glazing in a door must be tempered, and so must glazing adjacent to a door within the distance the code specifies from the closed door edge and within the specified height above the floor. In practice that means sidelites, the narrow panel on the strike side, and the fixed panel beside many patio sliders. The tempering stamp is etched into a corner of the glass. Third, the garage. A door between an attached garage and the dwelling must be self closing and self latching, and it must be a solid wood door not less than 1-3/8 inches thick, a solid or honeycomb core steel door not less than 1-3/8 inches thick, or a 20 minute fire rated assembly. A surprising number of Orange County homes have a hollow core door or a failed closer here. Both are code violations and real safety problems.

What Changes with Multi Slide and Bifold Openings?

Large panoramic openings are a structural project with a door attached. A multi slide unit either stacks its panels against a fixed jamb or pockets them into a wall cavity built to receive them, and pocketing has to be planned before framing since it consumes wall depth and eliminates a run of interior wall. Header sizing is not a formality at these widths, and the point loads at each end need a documented path through posts and framing to the foundation. Track choice matters just as much. A raised or recessed track sheds water more easily, while a flush track sits level with the finish floor and looks better but demands a drainage design underneath it, with weeps that stay clear and a sill that is genuinely level and pitched away from the house. These openings do best under a covered patio or a deep overhang. In an unprotected condition, wind driven rain will test the sill assembly every winter. Smaller details keep every door working: adjustable thresholds can be raised as the seal wears, door sweeps stop the fine grit that Santa Ana winds push under a front door in fall and winter, and compression weatherstrip needs replacing long before the door does. Front door color and style commonly fall under architectural review in planned communities, and any widened opening requires a permit.
