  • The panel was sized for a different century: One hundred amp services, and in some cases split bus panels or brands no longer considered acceptable, cannot support induction cooking, heat pumps, a vehicle charger and a modern kitchen at once.
  • Slab construction limits where plumbing can go: Moving a sink or shower any distance means trenching concrete, which raises cost, adds dust and sometimes forces a compromise between the layout you want and the drain slope physics allow.
  • Ceilings feel low and windows feel small: Eight foot flat ceilings with textured finish and single pane aluminum sliders make rooms read darker and smaller than their actual dimensions, which no paint color fixes.
  • Prior owners improved things without permits: Enclosed patios, converted garages and added bathrooms from the 1970s through the 1990s frequently show up with no record at the city, which becomes your problem the moment an inspector walks in.

What matters most to you

  • Opening sight lines without wrecking the structure: Removing the wall between kitchen and family room in a way that is properly beamed, engineered and inspected rather than crudely cut and patched.
  • Replacing what is buried while the wall is open: Repiping, rewiring and upgrading ducting during the same demolition, since access is the expensive part and it will never be cheaper than right now.
  • More natural light: Larger window openings, sliding door upgrades, solar tubes and interior transoms to break the gloom that flat ceilings and small original glazing create.
  • Bringing paperwork current: Legalizing or correcting prior unpermitted work so the record matches the house and a future sale does not stall over a room that officially does not exist.
  • Matching the neighborhood ceiling: Spending in line with what the tract supports so the improvement is recouped rather than becoming the most expensive house on a street of comparable floor plans.

What is behind the walls of a 1960s to 1980s tract home?

Expect copper or galvanized supply depending on the year, cast iron or ABS drains, and branch circuits sized generously for 1968 and tightly for 2026. Homes wired between roughly 1965 and 1973 sometimes carry solid aluminum branch conductors, which are not automatically dangerous but require approved connectors at every device and splice. Insulation in the attic is often thin or compacted, and exterior walls in the earliest of these houses may have none at all. Ductwork frequently runs through the attic in failing flex with disconnected boots. Wall framing is usually two by four on sixteen inch centers with let in bracing rather than sheathing, which matters when you want to remove a section. None of this is unusual and all of it is fixable, but it should be identified before a contract price is set rather than discovered on day four.

Can you take out the wall between the kitchen and the living room?

Almost always yes, but the honest answer depends on what that wall is holding. In a single story tract home with a simple gable or hip roof, the interior wall parallel to the ridge is often bearing, carrying ceiling joists and roof load, and removing it requires a properly sized beam with a load path down to footings. In a two story plan the wall may also carry the floor above, which increases the beam depth and can force a dropped header rather than a flush ceiling. The work is straightforward when engineered: a structural engineer sizes the beam and posts, the city reviews the calculations, and an inspector signs off before drywall closes. Where owners get burned is when a previous remodel removed a bearing wall without any of that, leaving a sagging ceiling line that shows up years later.

What should you do about the plumbing under the slab?

Decide deliberately rather than by default. Under slab drain lines in this housing stock are commonly cast iron, and after fifty or sixty years they scale, crack and lose slope. If you are already opening a kitchen or bathroom, that is the moment to camera the lines and decide whether to replace, reroute overhead through the attic, or leave them. Supply repiping is a different question: many owners repipe the entire house through the attic and walls in a matter of days, avoiding the slab entirely. The reason to force the decision now is simple. Trenching a slab after new flooring, cabinets and tile are installed costs several times what it costs during demolition, and the disruption lands twice.

  • Camera inspection first: A recorded scope of the main line and branches turns speculation about the drains into a documented condition report.
  • Overhead reroute: Running new drain lines through the attic and down interior walls avoids slab work entirely on many single story plans.
  • Whole house repipe: Replacing corroded supply lines restores water volume at every fixture and eliminates the recurring pinhole leak cycle.
  • Trenching when unavoidable: Where the drain must move, cutting, excavating and repouring the slab is planned as a scheduled phase with containment, not an emergency.

How do you deal with unpermitted work a prior owner left behind?

Pull the property records before design begins. Most Orange County building departments will produce the permit history for a parcel, and comparing that record against what physically exists reveals converted garages, patio enclosures, added bathrooms and detached structures that never went through review. You have three realistic paths. Legalize the work by opening a permit, exposing what the inspector needs to see and correcting what fails. Remove the work and return the space to its documented condition. Or disclose it and leave it, which is legal but transfers the issue to your buyer and can affect financing. What you cannot do is build new permitted work on top of undocumented construction without the inspector noticing, because the plan review process compares your drawings against the assessor and permit record.

How much should you invest in a tract home?

Anchor spending to the ceiling of the floor plan and the street. These neighborhoods sell on a fairly narrow band of comparable properties, so a kitchen finished at a level three tiers above every other house on the block will not be appraised at what it cost. The improvements that hold value in this stock are consistent: opening the main living area, adding or updating a second bathroom, replacing failing systems, improving insulation and glazing, and finishing floors continuously through the public spaces. Where owners overreach is in specifying materials priced for custom coastal homes into a two thousand square foot tract plan. Spend the difference instead on the parts nobody sees, since the buyer inspecting your house in a decade will care far more about the panel and the pipes than about the faucet brand.

Is my aluminum wiring something I have to replace?

Not necessarily replace, but it does need remediation. Approved connectors or pigtailing at every outlet, switch and splice is the standard corrective approach, and it is far less invasive than rewiring. Have a licensed electrician assess it during any remodel that opens walls or replaces devices in affected circuits.

Can I raise the eight foot ceilings in a tract house?

Sometimes, in single story homes with attic volume above and a roof structure that allows it. Vaulting a ceiling means removing ceiling joists and engineering the roof to carry itself, which is a structural project with permits. It transforms a room, but price it as structural work rather than as a finish upgrade.

Do I need to upgrade from a 100 amp panel?

Upgrade if you are adding induction cooking, heat pump heating or water heating, vehicle charging, or a significant addition. A load calculation gives the real answer rather than a guess. Many Orange County remodels move to a 200 amp service because the panel is the bottleneck for everything else planned.

Why does my house have almost no insulation in the walls?

Wall insulation was not required in California residential construction until the state energy standards took effect in the late 1970s, so earlier tract homes were built without it. When drywall comes off during a remodel, that is the practical opportunity to insulate exterior walls without demolishing finished rooms.

Should I replace the original aluminum sliding windows?

Yes, when you are already doing related work. Original single pane aluminum frames conduct heat, leak air at the meeting rails and often have failed weatherstripping. Replacement improves comfort and noise more than it improves utility bills in this mild climate, and comfort is usually the honest reason to do it.

Is popcorn ceiling texture dangerous to remove?

Treat it as suspect until tested if the house predates 1980. Acoustic ceiling texture from that era can contain asbestos, and California requires testing and licensed abatement procedures when it does. Testing is inexpensive relative to the project and it removes an unknown before demolition starts.

My garage was converted years ago. Can I keep it as living space?

Often yes, but it must be brought up to current requirements for ceiling height, egress, insulation, smoke and carbon monoxide alarms and fire separation, and parking requirements have to be satisfied. Some conversions qualify as accessory dwelling units under state law, which changes the calculation favorably.
