That single fact shapes every siding decision here. Adding fiber cement planks or cedar to a gable means deciding what happens where the new cladding meets the old plaster field. Recoating a whole house means deciding between three coat and one coat systems. Water gets behind it at a window head, a roof to wall junction, or a buried weep screed, and the finish takes the blame. Good siding work is mostly about the layers nobody sees.

What Is the Difference Between Three Coat and One Coat Stucco?
Three coat cement plaster is the traditional assembly and still the default on new construction here. A scratch coat goes on over metal lath and is raked horizontally, a brown coat follows and is rodded flat to establish plane, and a finish coat carries the color and texture. Nominal thickness over wood framing is 7/8 inch, and each coat needs time. The scratch coat wants roughly 48 hours before the brown coat, the brown coat wants about seven days before finish, and moist curing during that window is what limits shrinkage cracking. Skipping the cure to hit a schedule is the most common reason a new stucco job maps out in hairlines within a year. One coat systems are proprietary assemblies applied at roughly 3/8 to 1/2 inch over rigid foam board, using a factory blended base coat with fibers and an acrylic finish. They install faster, add continuous insulation, and cost less in labor. The tradeoffs are real: less mass means less impact resistance, and a hose bib bracket or a ladder foot leaves a mark that a 7/8 inch three coat wall would shrug off. Both systems perform when detailed correctly. Neither survives bad flashing.
What Goes Behind the Plaster?
Over wood based sheathing, cement plaster needs two separate layers of water resistive barrier, commonly Grade D building paper or an approved equivalent. The reason is not redundancy for its own sake. Wet plaster bonds aggressively to the first layer it touches, and if that layer is your only barrier, the drainage plane is destroyed the day the scratch coat goes on. The inner layer stays intact as the actual barrier while the outer layer becomes a sacrificial bond break. Shingle lapping matters: upper courses lap over lower courses so gravity moves water out rather than in. Lath comes next. Self furring lath has dimples that hold the mesh off the paper so the scratch coat can key through and form a mechanical lock, and it is fastened through the sheathing into framing on a defined schedule, typically at 6 inches on center vertically along supports. Fasteners need adequate penetration and corrosion resistance. Lath is lapped, not butted, and the laps run in the direction of installation so plaster keys continuously. At the base of the wall sits the foundation weep screed. It terminates the plaster with a drainage flange and lets any water that reaches the barrier exit at the bottom instead of standing against framing.
- Two layer barrier: Two layers of Grade D paper or an approved barrier go behind plaster so the inner sheet stays an intact drainage plane.
- Self furring lath: Dimpled lath holds the mesh off the paper so the scratch coat keys behind it and locks the plaster mechanically.
- Fastening schedule: Lath fasteners land in framing on a defined spacing with enough penetration and corrosion resistance to hold the plaster weight permanently.
- Weep screed height: The screed sits at least 4 inches above earth and 2 inches above paving so the drainage path stays open.
Why Does Stucco Crack, and Which Cracks Matter?
Cement plaster shrinks as it cures and moves with the building underneath it, so some cracking is built into the material. The design response is to decide where cracks go. Control joints break large fields into panels, and the accepted limit is roughly 144 square feet in a vertical field with a length to width ratio no greater than 2 1/2 to 1. Joints also belong where framing changes, at floor lines on two story walls, and wherever a different substrate begins. A wall stuccoed as one uninterrupted 40 foot field will crack somewhere; the only question is whether the crack lands on a joint or in the middle of the elevation. Window and door corners concentrate stress because the wall is discontinuous there. A diagonal strip of lath or a preformed corner reinforcement set at 45 degrees across each opening corner spreads that stress and dramatically reduces the classic crack running up and away from the header. Hairlines under about 1/16 inch that follow no pattern are usually shrinkage and cosmetic. Cracks that step, widen at one end, run through a control joint, or reopen after patching are telling you something is moving, and patching them without finding the cause wastes money.
Where Do Stucco Walls Actually Fail?
Ask any contractor who has opened up a wet wall in Orange County and the answer is consistent: the plaster was fine, the flashing was not. Water enters at transitions, and transitions are where trades hand off to each other. Window and door heads need head flashing that laps over the unit and behind the barrier above, not a bead of caulk doing structural work. Sill pans catch what gets past the glazing and route it back out. The roof to wall intersection above a gutter is the single worst offender: where a roof edge dies into a sidewall, step flashing has to terminate in a kickout that diverts runoff into the gutter. Without it, a concentrated stream of roof water runs down inside the wall assembly, and the damage shows up years later as dry rot at the rim joist rather than as a stain. Penetrations are the other category. Hose bibs, dryer vents, light blocks, gas lines, and electrical service points all puncture the barrier. Each needs a sealed sleeve or a proper flashing collar integrated with the paper, not just sealant applied to the finished stucco surface where it will fail with the first hot summer.
- Kickout flashing: A kickout at the bottom of a roof to wall run throws concentrated water into the gutter instead of into the wall.
- Head flashing: Window and door heads get flashing lapped behind the upper barrier so water sheds outward rather than sitting on the frame.
- Sill pans: A pan under the window sill collects anything that passes the glazing seal and drains it back out to the plane.
- Buried weep screed: Planters, raised patios, and added soil that bury the screed shut off drainage and rot framing behind otherwise sound stucco.
Which Cladding Alternatives Work on an Orange County Elevation?
Fiber cement is the most common stucco alternative here, usually as lap siding on a gable end, a front elevation, or a modern farmhouse remodel. Product lines are climate specific, and the HZ10 formulation is engineered for wet freeze climates while HZ5 suits hot and dry regions, which describes most of Orange County. Blind nailing through the plank and into studs hides fasteners and looks cleaner; face nailing holds better in high wind zones. Keep planks 2 inches clear of roofing, 6 inches above grade, and put a piece of flashing behind every butt joint. Cutting releases crystalline silica, so planks get scored and snapped or cut with a dust collecting saw and respirators. Engineered wood siding is treated wood strand bonded with resin. It comes in 16 foot lengths, which means fewer seams across a long wall, and it cuts like lumber. It cannot sit in standing water, so grade clearance and gutter performance matter more than with cement products. Cedar and redwood look right on Laguna and Newport hillside homes. Back prime every face and edge before it goes up, and expect a coating cycle of a few years on sun and salt exposed elevations. Vinyl is inexpensive but rare here; it must hang loose with nails centered in the slot, and it reads wrong on a Spanish or Mediterranean elevation. Furring any of these out creates a rainscreen gap that dries the assembly faster.

Can I put siding over my existing stucco?
Sometimes, but it is rarely the better choice. Furring out over sound plaster works for an accent gable, though it changes wall thickness at windows and doors and requires new extension jambs and trim. On a full house, removing the stucco lets us inspect sheathing, replace the barrier, and correct flashing.
Do I need a permit to replace siding or stucco in Orange County?
Yes, in almost every Orange County city. Replacing exterior cladding is a permitted alteration because it involves the weather barrier and often structural sheathing. Your city inspects lath and flashing before plaster covers them. In a planned community you also need architectural committee approval, which runs on a separate schedule.
Is one coat stucco as good as three coat?
For most walls it performs adequately, but it is not equivalent. One coat runs about 3/8 to 1/2 inch over foam versus a nominal 7/8 inch of three coat, so it dents more easily at grade level and around hose bibs. Three coat also gives more texture options and repairs more predictably.
My landscaper raised the planter against the house. Is that a problem?
Yes, and it is one of the most common causes of hidden damage here. The weep screed at the base of the wall has to stay at least 4 inches above soil and 2 inches above paving. Bury it and water wicks into framing with no exit, rotting sill plates quietly.
How long does new stucco need to cure before painting?
Plan on 28 days minimum for the finish coat. Fresh cement plaster is strongly alkaline, and a coating applied too early can saponify and fail. If the schedule cannot absorb a month, an integrally colored finish coat skips paint entirely, or an alkali resistant primer system shortens the wait somewhat.
Will hairline cracks come back after repair?
Some will, and that is normal for cement plaster. Shrinkage hairlines under about 1/16 inch are cosmetic, and an elastomeric patch plus a flexible coating hides them well. Cracks caused by movement, missing control joints, or a framing issue will reopen until the underlying cause is addressed.
Does fiber cement hold up in coastal Orange County?
Yes, it handles salt air well because it does not rot, swell, or feed termites. The vulnerable parts are the fasteners and the coating, so stainless or hot dipped galvanized nails and a maintained paint film matter more within a mile of the water than the board itself.
How do you match my existing stucco texture on a patch?
We sample the existing wall, then mock up the texture on scrap board until the pattern matches under the same light. Common Orange County finishes include dash, lace, sand, and smooth troweled. Even a good match is easier to see on a patch than after the whole elevation is recoated.
