Which foundation cracks actually matter?
The distinction is offset and movement, not width alone. Fine, hairline, map-pattern cracking on the face of a stem wall or a slab is almost always shrinkage from the curing process and is not a structural concern. A crack becomes worth investigating when the two sides have moved relative to each other: one face sits proud of the other, or the crack is wider at the top than the bottom, or it runs continuously through the full thickness of the wall. Cracks that are getting measurably wider over months, cracks accompanied by doors that have started binding, and cracks that appear along with a floor slope in the same area are all indicators of movement rather than shrinkage. Horizontal cracking in a stem wall is treated more seriously than vertical, because it can indicate a bending failure or corroding reinforcement expanding inside the concrete. On a slab, cracks with vertical offset at the edges and cracks that continue up into the wall above are the ones that get attention. We measure and photograph cracks and, where movement is in question, install monitoring so the question gets answered with data instead of opinion.
What repair methods are used, and when?
Epoxy injection restores structural continuity across a crack in sound concrete by filling it with a resin stronger than the concrete itself. It is appropriate for structural cracks that are not actively moving, and it is the wrong choice for a crack that is still opening, because the repair will simply crack again beside the injection. Polyurethane injection is a flexible, water-stopping repair used where the priority is sealing against moisture rather than restoring strength. Carbon fiber reinforcement bonded to the face of a wall adds tensile capacity across cracks and is used where a wall needs strengthening without demolition. Section replacement removes a deteriorated length of stem wall and rebuilds it with new reinforced concrete tied into the sound material on both sides, which is the honest answer when concrete has crumbled beyond patching. Full foundation replacement, done in sequenced sections while the house is shored, is reserved for foundations that are structurally inadequate throughout. And where the underlying problem is soil support rather than the concrete, the answer is not a concrete repair at all but underpinning.
Foundation repair and seismic retrofitting together
These two scopes intersect constantly, and the order matters. You cannot install a retrofit anchor in concrete that is crumbling, too thin to provide adequate edge distance, or cracked through at the location you need to drill. During a retrofit inspection we frequently find stretches of stem wall that will not accept anchorage, and the retrofit scope has to include repairing or replacing that concrete first. Conversely, a homeowner who came in for foundation repair often turns out to have an unbolted mudsill sitting on the foundation being repaired, and it makes no sense to close the crawl space back up without addressing it. The efficient sequence is to fix the concrete, then anchor to it, then brace the cripple walls, all under one permit with one mobilization and one inspection sequence. Splitting these into separate projects months apart usually costs more overall and means opening the same crawl space twice.
When does a foundation need replacement rather than repair?
Replacement enters the conversation when the existing foundation cannot be brought to adequate condition by repair, and there are a few recognizable cases. Are the cracks in my foundation serious?

How do you tell if a crack is still moving?

Can epoxy injection fix a moving crack?
No. Epoxy creates a rigid bond stronger than the surrounding concrete, so if the underlying movement continues, the concrete simply cracks again alongside the repair. A moving crack means the cause has to be identified and corrected first, which usually means a soil, drainage, or support issue.
Do I need foundation repair before a seismic retrofit?
Sometimes yes. Retrofit anchors need sound concrete with adequate thickness and edge distance.
