How is the water category determined and why does it change?
Category is a judgment about contamination, made at the source and confirmed by what the water passed through on the way. A burst copper supply line above a hallway is Category 1 at the moment of failure. That same water, after running through a wall cavity holding decades of dust and construction debris and sitting at 72 degrees F for two days, is no longer Category 1. Time and temperature are the two variables that push a loss down the scale, and both work quickly inside an Orange County house. Category 2 involves significant contamination: dishwasher and washing machine discharge, hydrostatic pressure through a foundation, aquarium failures, and toilet overflow containing urine but no solid waste. Category 3 covers sewage backups, water that has passed through a septic system, and surface water entering from outside. The practical consequence is what stays and what goes. Category 1 lets carpet, cushion and drywall dry in place when drying starts fast. Category 3 sends porous material to the dumpster no matter how new it is.
What do the four drying classes mean in practice?
Class measures how much water has to evaporate and how hard it will be to move, and it sets the equipment count. We calculate it from affected square footage, material types, and how much of the wet surface area is porous. A Class 1 loss in a tiled entry with a small wet area may need two air movers and one dehumidifier. A Class 3 loss where a second floor supply line ran overhead into ceilings, walls, insulation and subfloor may need a dozen air movers, several dehumidifiers and cavity drying through drilled access points. Class 4 changes the physics. Water bound in hardwood, plaster, gypsum concrete, masonry or a crawl space will not release into ordinary airflow, so it needs a much steeper vapor pressure differential from low grain refrigerant or desiccant dehumidification, sometimes with mat systems or directed heat. Class 4 looks slow on paper and takes longer on the calendar. The readings are what justify it to the carrier.
- Class 1: Least affected, minimal absorption into a small area of mostly low porosity material. Shortest drying time and the smallest equipment count.
- Class 2: Significant absorption into carpet, cushion and structure, with water wicking up wall surfaces less than 24 inches.
- Class 3: Water from overhead saturating ceilings, walls, insulation and subfloor. The largest evaporation load in ordinary residential work.
- Class 4: Deeply bound water in plaster, hardwood, concrete, masonry or crawl spaces. Requires specialty dehumidification and extended drying.
What does a drying log actually record?
The drying log is the technical record and the financial record at the same time. Each day we record the moisture content of specific materials at marked locations, temperature and relative humidity inside the drying chamber, the same readings from an unaffected area of the building and from outside, the calculated grains per pound in each, and the count and placement of every piece of equipment. Marked locations matter more than people assume: a reading has to come from the same spot every day or the trend line means nothing. If grains per pound inside the chamber is not meaningfully lower than outside, dehumidification is not keeping up and equipment gets added that day rather than at the end of the week. If a material stops losing moisture across two consecutive readings, the water is usually bound behind a surface and something has to be opened. The log answers both questions before either becomes an argument with an adjuster.
- Marked reading points: Numbered locations photographed on day one so every subsequent reading comes from the same material at the same spot.
- Chamber versus ambient: Interior, unaffected and exterior readings taken together, because a dehumidifier that is losing to outdoor air shows up nowhere else.

What happens after the structure is dry?
Once every marked location reaches the dry standard, equipment comes out and the scope shifts from mitigation to reconstruction. Demolition performed during drying leaves defined openings: drywall cut at a consistent height, baseboard removed, cabinet toe kicks opened, flooring pulled. Those openings get closed with new material, matched texture and paint. Subfloor that was dried rather than replaced is checked for delamination and flatness before new flooring goes down, because engineered and vinyl products telegraph a bad substrate within months. Hardwood dried in place is allowed to acclimate and rechecked for cupping that may relax on its own before anyone commits to sanding. Insulation removed during drying is replaced to current code rather than to whatever was in the wall in 1962. If the loss began with a plumbing failure, repairing that failure is a separate licensed plumbing scope that we coordinate, and it happens before anything closes.

How do you know the wall is dry if it looks dry?
Appearance is not evidence. We take penetrating meter readings inside the wall cavity at marked points and compare them to a dry standard recorded from unaffected walls of the same material in the same building. Drywall can read visually normal while framing behind it is still saturated.
Do you have to cut the drywall?
Not always. When a Category 1 loss is caught early and cavity readings respond to airflow, we can often dry in place through small access points behind baseboard. Flood cuts become necessary when insulation is wet, the category is 2 or 3, or readings stop improving.
What is a slab leak and how is it dried?
A slab leak is a failure in pressurized piping under a concrete slab, common in Orange County tract housing built between 1955 and 1985. A licensed plumber locates and repairs it, then we dry the slab, framing and flooring, which is Class 4 work and takes longer than a surface loss.
Will my carpet be saved?
Usually on a Category 1 loss caught within a day or two, though the cushion underneath is normally replaced because it holds water and delaminates. On Category 2 and 3 losses carpet and cushion both come out, since porous material that absorbed contaminated water cannot be reliably cleaned in place.
How much noise and heat should I expect during drying?
