Why does spraying or encapsulating mold fail?

How is containment built and why does negative pressure matter?
Containment separates the work area from the rest of the building so that disturbing the growth during removal does not distribute spores into clean space. Critical barriers are built from 6 mil polyethylene sealed to floor, walls and ceiling, HVAC supplies and returns inside the area are sealed off, and access runs through a zippered entry with a decontamination chamber on larger jobs. Negative pressure is what makes the barrier function. Is black mold more dangerous than other mold?
The color of a colony is not a reliable indicator of anything, and identification requires laboratory analysis. The remediation response is driven by the extent of contamination and the moisture condition rather than by species. We treat all significant growth with containment and physical removal regardless of appearance.
Does homeowners insurance cover mold remediation?
It depends entirely on the cause. Mold that results from a covered sudden water loss is frequently payable, often subject to a policy sublimit.
