How Deep and Wide Do Deck Footings Need to Be?
Depth is set by code and by soil, diameter is set by load. Most Orange County jurisdictions require the bottom of a footing to bear at least 12 to 18 inches below undisturbed natural grade, and undisturbed is the operative word, because a footing bearing on fill placed during original tract grading is not bearing on anything reliable. Diameter comes from arithmetic: each post carries a tributary area equal to half the beam span on each side times half the joist span, that area times the design load of 40 pounds per square foot live plus 10 dead gives the total, and that total divided by the allowable soil bearing pressure gives the required footing area. In practice a typical residential deck lands on 18 to 24 inch diameter footings at 12 to 18 inches deep. Expansive clay in Yorba Linda, Anaheim Hills and parts of Mission Viejo often pushes deeper, and hillside lots in Laguna Beach or San Clemente may require caissons and a soils report.
What Makes a Ledger Connection Safe?
The ledger carries roughly half the entire load of an attached deck, so it gets three things right or the deck is on a clock. First, fasteners: half inch through bolts or code listed structural screws landing in the house rim joist at the spacing the span table requires, never nails, never deck screws, and never lag screws driven blindly into stucco hoping to find framing. Second, flashing: a metal Z flashing behind the ledger with the leg turned up under the weather resistive barrier and a drip edge below, because water tracking behind an unflashed ledger rots the rim joist and the fasteners lose their grip long before anyone notices. Third, lateral load: hold down devices tying deck framing back into the floor framing of the house, which the code requires because the bolts resist gravity well and lateral pull poorly. On stucco homes we cut back the stucco, verify what the ledger is actually landing on, and patch properly when we are done.
When Does a Deck Need a Permit and a Guardrail?
Two separate thresholds, both hinging on 30 inches. A permit is required in Orange County jurisdictions once the deck walking surface is more than 30 inches above the grade below, and separately any deck attached to the dwelling requires a permit because attaching to the structure is a structural alteration. A guardrail is required at the same 30 inch measurement, taken to the grade or floor below at any point within 36 inches horizontally of the deck edge. Residential guardrails must be at least 36 inches tall, must not allow a four inch sphere to pass through any opening, and must resist a 200 pound concentrated load applied in any direction at the top. Stairs bring their own rules: a graspable handrail between 34 and 38 inches, maximum 7.75 inch risers, minimum 10 inch treads, and no more than 3/8 inch variation between the tallest and shortest riser in a flight.

- Handrail graspability: A 2x4 laid flat is not a handrail. The code requires a graspable profile at 34 to 38 inches above the nosing.
How Do We Frame for Orange County Conditions?
Framing lumber is pressure treated regardless of what the decking above it is, and the fasteners have to match. Modern copper based preservatives are corrosive to plain steel, so every hanger, screw, bolt and post base in contact with treated lumber must be hot dip galvanized to the heavier standard or stainless. Within a mile of the ocean in Newport Beach, Huntington Beach, Laguna Beach or Seal Beach, we upgrade to Type 316 stainless fasteners and stainless or heavily coated connectors, because salt fog defeats standard galvanizing faster than most homeowners expect.
