Porcelain tile in bathrooms with epoxy grout, which does not stain and does not need sealing. Quartz counters rather than marble or granite, because they need no sealing and tolerate the cleaning products a turnover crew actually uses. Satin or semi gloss wall paint rather than flat, so scuffs wipe off. Solid core doors, which survive being slammed. Commercial grade hardware and hinges. And plumbing fixtures from mainstream manufacturers whose parts are available locally, because an exotic imported faucet that fails on a Friday in July is a cancelled booking.

  • LVP flooring, 20 mil wear layer or more: Waterproof, tolerates luggage, and damaged planks can be replaced individually.
  • Epoxy grout in wet areas: Does not stain, needs no sealing, and survives aggressive cleaning products.
  • Satin or semi gloss paint: Scuffs wipe off. Flat paint has to be repainted, and repainting between guests is not realistic.
  • Mainstream fixture brands: Parts available locally. An exotic fixture failing mid season is a cancellation, not an inconvenience.

What design decisions reduce operating friction?

Anything reducing the number of things a cleaner must do carefully. Fewer, larger tiles rather than mosaic in high traffic wet areas, because less grout means faster cleaning. Wall mounted rather than floor standing where possible, so floors can be mopped in one pass. Simple, robust window coverings rather than delicate ones. Durable case goods with no fragile drawer hardware. Hard wearing bedding and mattress protectors as standard. Lighting on simple switches that a guest can operate without instruction, because complex automation generates support calls at midnight. And enough storage that a cleaner has somewhere to put linens and supplies without it being visible in photographs.

What about noise and neighbors?

This is the operational risk that most often threatens a permit rather than merely causing annoyance. Where the property adjoins neighbors closely, sound separation work is worth real money: insulated party walls, solid core doors, and attention to the outdoor areas where noise actually originates. Hard surfaces everywhere make a house louder, so some acoustic absorption in living areas helps both guests and neighbors. Outdoor speakers are a liability in a short-term rental and we would advise against installing them. Where the city requires a local responsible party, having one who genuinely responds is what prevents a single complaint from escalating into a licensing problem.

Is it worth upgrading to commercial grade fixtures?

For hardware, hinges and anything handled constantly, yes. For plumbing fixtures, mainstream residential brands with locally available parts are usually the better call, because serviceability during peak season matters more than the specification on paper.
