Smart Home Integration During a Remodel

The single most useful thing you can do during a remodel is put infrastructure in walls while they are open: conduit, structured cabling, blocking, and power where it will be needed. Devices have a five year life and standards shift. Wire and conduit last as long as the house, and adding them afterward means opening finished walls.

What usually goes wrong
- Orphaned proprietary systems: An expensive ecosystem whose manufacturer discontinued the hub, leaving hardware that no longer talks to anything.
- Wifi that does not reach: Stucco with wire lath, and older lath and plaster, attenuate wireless signal severely. Mesh alone frequently disappoints.
- No power where the device needs to be: Discovering after drywall that the camera, sensor or shade motor location has no circuit and no neutral.
- Contractors who treat it as an afterthought: Low voltage planned after framing is planned too late, which is how conduit gets missed.
- Standards churn: Buying deep into an ecosystem that turns out to be the one that loses.
What matters most to you
- Infrastructure over devices: Conduit, cable and power in the right places. The devices are the easy, replaceable part.
- Open standards where possible: Matter and Thread over closed ecosystems, so a hub going away does not orphan the hardware.
- Wired backbone: Ethernet to fixed devices and access points. Wireless for things that move, wired for things that do not.
- Systems the household can operate: Automation that works when the owner is away and the babysitter needs the lights on.
What should go in the walls while they are open?
Conduit first, because it is the one thing that makes every future decision reversible. A run of smurf tube from a central location to key areas means any cable you have not thought of yet can be pulled later without opening drywall. Then structured cable: Cat6 or Cat6a to every fixed device location, television positions, ceiling access point locations, cameras, and doorbell. Then power where devices will need it, including a neutral at every switch box, because many smart switches require one and older Orange County homes frequently do not have one at switch locations. Then blocking, for wall mounted panels, televisions and shade motors. All of this is cheap during rough-in and expensive afterward.

Why does wifi struggle in Orange County houses?
Stucco. The wire lath behind traditional three coat stucco is effectively a metal mesh, and it attenuates 2.4 and 5 GHz signal significantly, which is why an access point on one side of an exterior wall often provides poor coverage on the other. The same applies to older lath and plaster interior walls. The practical consequence is that a mesh system relying on wireless backhaul between nodes performs far worse in these houses than the marketing suggests. The reliable answer is wired backhaul: run Ethernet to two or three ceiling mounted access point locations during the remodel, and the network problem simply goes away. Ceiling mounting matters too, because access points radiate downward and outward far better than a router sitting on a shelf.
How do you avoid backing the wrong standard?
Prefer devices supporting Matter, and Thread for low power sensors, since Matter is the cross industry standard specifically intended to solve the interoperability problem and it is backed by the major platforms simultaneously. Beyond that, apply two rules. First, prefer devices that retain local control if the internet or the manufacturer disappears, which means the light switch still works as a light switch. Second, avoid systems where a single proprietary hub is a hard dependency for basic function, because that hub is the failure point that orphans everything downstream. Hardwired systems for lighting control are more expensive up front but are the most durable option, and they are worth considering in a whole home renovation where the walls are open anyway.
What is worth automating and what is not?
Worth it: lighting, because it is used constantly and scheduling genuinely helps. Climate, because a good thermostat pays for itself. Locks and doorbell cameras, because the convenience is real and daily. Irrigation, because a weather aware controller saves meaningful water in this climate. Shades on large west facing glass, because the heat gain is significant and manual operation does not happen consistently. Less worth it, in our experience: automating things that are already easy, or building elaborate scenes that only one person in the household knows how to trigger. The test is whether it still works when the person who set it up is away for a week.

Should I use smart switches or smart bulbs?
Switches, in almost every case where the fixture is permanent. A smart bulb behind a switch that someone turns off becomes a dumb bulb. Smart switches keep normal wall control working for everyone in the household, which is what makes a system actually usable.
Can you retrofit this into a finished house?
Partly. Wireless devices retrofit easily. Cabling can sometimes be fished through walls and attics, though stucco exterior walls and insulated cavities make it difficult and sometimes impossible without opening finishes. This is genuinely much cheaper during a remodel.
What happens if the internet goes down?
It depends entirely on the system you chose, which is why it is worth choosing deliberately. Systems with local control keep working for basic function. Cloud dependent systems can lose even simple operation. Ask this question of any product before buying into it.
