What Is the Correct Sequence for a Whole Yard?
Demolition, rough grading, all underground, structures, finished surfaces, then irrigation finish, planting and lighting trim. Underground is the phase that gets compressed and it should never be, because it includes drainage lines, gas sleeves, electrical conduit, low voltage runs, irrigation mainline and lateral sleeves under every future hardscape crossing, and pool or spa plumbing if either is planned in any future phase. Structures follow because post footings need to be poured to an elevation set by the finished surface, and because building a pergola after the patio means protecting a brand new surface from a concrete mixer. Finished surfaces come next. Irrigation heads, planting and lighting go last so that fixtures and plants are not damaged by masonry work, and so that the lighting can be aimed against actual plant material rather than empty dirt. Deviating from this order always costs money somewhere.
Why Do Sleeves Matter So Much?
A sleeve is an empty conduit crossing under a hardscape surface, installed for a line that may not exist yet, and it is the cheapest insurance in backyard construction. Installing a two inch PVC sleeve under a patio during construction costs a few dollars in material and about ten minutes of labor. Retrofitting the same crossing afterward means saw cutting the slab or lifting a paver field, trenching, backfilling, compacting and repairing the surface, at a cost measured in thousands with a visible repair scar as the permanent souvenir. How Do Drainage and Planting Design Interact?
New hardscape reduces permeable area and concentrates runoff, and where that runoff goes is usually a planting bed. A design that dumps roof and patio water into a bed planted with drought tolerant Mediterranean species is a design that kills those plants, because the two most common causes of death in a California native or Mediterranean planting are overwatering and poor drainage, not drought. The coordination work is matching the drainage plan to the planting plan: directing concentrated flow to inlets and pipe rather than into beds, using bioswales or rain gardens deliberately with species selected for periodic inundation, keeping finished soil grade below the top of adjacent hardscape so water sheets off rather than washing mulch across the patio, and setting root barriers where a tree sits close enough to hardscape that roots will eventually lift it.
