Luxury vinyl plank has taken over the middle of the residential flooring market in Orange County for reasons that hold up under scrutiny: it is genuinely waterproof as a material, it costs a fraction of wood, it installs quickly over concrete, and current printing and embossing technology produces a surface that most guests will not identify as vinyl. It is also the category with the widest quality spread and the most misleading marketing. Two boxes on the same showroom rack can share a look, a name and a price per square foot while differing by a factor of three in the only spec that predicts how the floor ages. SPC or WPC: Which Rigid Core Belongs in Your House?

Modern LVP is built around a rigid core, and there are two families. SPC, stone plastic composite, uses limestone powder in the core, producing a dense, hard, very dimensionally stable plank that resists denting from furniture legs and moves little with temperature. It is thinner for a given rigidity, telegraphs subfloor imperfections more readily because it is stiff and unyielding, and it sounds and feels harder underfoot. WPC, wood plastic composite, uses a foaming agent to create a lighter core with air cells, producing a warmer, softer, quieter plank that is more forgiving over an imperfect slab and more comfortable in a bedroom. WPC dents more easily under concentrated point loads and expands more with temperature change. In Orange County we specify SPC for kitchens, entries, laundry rooms and any ground floor slab that sees sun, and WPC where comfort and quiet matter more than resistance to a piano leg.

What Does the Wear Layer in Mils Actually Predict?

The wear layer is a clear urethane film on top of the printed design layer, and it is measured in mils, where a mil is one thousandth of an inch. It is the only thing standing between your household and the photograph underneath, and once it wears through, the design layer abrades and the plank is finished, because there is nothing to sand or recoat. A 6 mil layer is builder grade and belongs in a rental turnover or a guest bedroom. A 12 mil layer is a reasonable residential minimum for a low traffic household. A 20 mil layer is the specification we recommend for most Orange County families, and it is where residential and light commercial warranties usually begin. A 28 mil layer is full commercial grade and worth the premium in a house with large dogs, a home business or a direct path from a pool deck. Note that mils and millimeters are not interchangeable: 20 mil is about half a millimeter, and a seller who quotes wear layer in millimeters without clarifying is either careless or hoping you will not check.

  • 6 to 8 mil: Rental turnover and low use guest rooms. Expect visible traffic paths within a few years in a normal household.
  • 12 mil: Reasonable residential minimum. Handles ordinary foot traffic in bedrooms, offices and low use living areas.
  • 20 mil: Our default recommendation for Orange County families. Handles dogs, kids, sand and rolling chairs across a whole house.
  • 28 mil: Commercial grade. Worth it for large dogs, home offices with chair casters, or an entry directly off a pool deck.

Why Does LVP Telegraph Every Imperfection in a Slab?

Telegraphing is when the shape of the substrate shows through the finished floor as a visible dip, ridge or shadow line, and thin rigid materials show it worst. A vinyl plank is roughly 4 to 8 millimeters thick with a printed low sheen face, and low sheen surfaces read across raking light like nothing else in the house. Every trowel ridge left by a 1970s concrete crew, every patch over an old plumbing trench, every high point where a wall was removed becomes visible once light rakes across the floor from a slider in the afternoon. The attached pad on the back of many products fills almost nothing, and the click joint is not stiff enough to bridge a dish. The cure is unglamorous and non negotiable: grind the high spots, prime the slab, pour a self leveling underlayment across the low areas, and verify with a straightedge before opening a single carton. Most complaints about LVP looking cheap trace back to a substrate nobody prepared.

How Do We Handle Thermal Expansion at Sliders and Sunny Rooms?

Vinyl moves with temperature, not with humidity, and that distinction drives every installation detail. A floating LVP floor in a west facing Orange County room with a large slider can gain several degrees of surface temperature in an afternoon, and the whole plank field expands as one connected sheet. If the perimeter gap is too small or a heavy cabinet pins the field in place, the floor buckles at the seams or peaks in the middle. Our practice is a full 1/4 to 3/8 inch expansion gap at every wall and vertical obstruction per the manufacturer instruction, careful treatment at door thresholds so the field is not trapped, and a transition strip at doorways when a run exceeds the manufacturer maximum continuous dimension. In rooms with intense direct sun we specify SPC over WPC for its lower coefficient of expansion, recommend that window coverings stay in normal use during the first weeks, and never install a floating floor underneath a fixed island or built in that will trap it.

Where Does LVP Genuinely Beat Wood, and Where Does It Not?

LVP wins decisively wherever water is a realistic event: laundry rooms, kitchens with a dishwasher and an ice maker line, ground floor slabs where a water heater sits in the garage next door, bathrooms that get real use, and rental properties where a tenant leak is a matter of time. It wins on cost, on installation speed, on scratch tolerance at the 20 mil tier, and on the fact that a damaged plank in a click floor can often be replaced without touching the rest of the room. It loses on resale perception in higher value Orange County neighborhoods where buyers expect real wood, on the hollow acoustic that floating installations produce, on the fact that no amount of care extends its life once the wear layer is gone, and on repairability, since it can never be sanded or refinished. It is also worth knowing that vinyl planks are a petroleum product; if indoor air quality is a priority, look for FloorScore certification and phthalate free formulation on the specification sheet.

Everything below is written into your scope of work before construction starts. Anything outside it requires a signed change order first.

  • Substrate flatness correction: Straightedge survey, grinding of ridges and high spots, and self leveling underlayment where needed so the finished floor does not telegraph the slab.
  • Removal of existing flooring: Carpet and pad, tack strip, staples, laminate or sheet vinyl removed, adhesive residue addressed, and all debris hauled and disposed of.
  • Vapor retarder and underlayment: Six mil polyethylene or the manufacturer specified film over slab, plus an acoustic pad where an association sound requirement applies.
  • Full plank installation with expansion planning: Layout from a snapped control line, seam stagger held to the manufacturer minimum, and expansion gaps maintained at every wall, jamb, post and cabinet toe kick.
  • Transitions and stair treatment: T moldings, reducers and end caps at material changes, plus matching stair nosing and riser treatment where the plank continues onto a staircase.
  • Base or shoe molding and door adjustment: Trim installed to conceal the perimeter gap without pinning the floor, doors undercut where the new height requires it, and appliance clearances verified.

  4. Flatness correction

    1 to 2 days plus cure

    High spots ground with a shrouded diamond cup, slab primed, and self leveling underlayment poured to correct dishes and trench patches. Cure time is respected before anything goes on top.

  5. Acclimation and installation

    2 to 4 days

    Cartons brought to room temperature for 24 to 48 hours, then planks racked from multiple boxes and locked row by row with expansion gaps held and end joints staggered naturally.

  6. Trim, transitions and walkthrough

    1 day

    Base or shoe installed clear of the plank field, transitions set at doorways and long runs, doors rehung, final clean, and care instructions handed over with leftover material.

What moves the price

  • Wear layer tier: Moving from 12 mil to 20 mil typically adds a couple of dollars per square foot in material and is the single best value upgrade available in this category.
  • Slab flatness: Self leveling underlayment is billed by area and average depth. Because vinyl telegraphs so readily, this is the line item most often underestimated by competing bids.
  • Demolition of the existing floor: Carpet removal is fast and inexpensive. Removing mortar set ceramic tile from a slab is slow, silica regulated work that can exceed the cost of the new material.
  • Stairs and landings: Vinyl on stairs requires matching nosing profiles fitted per tread and a bonded rather than floating method, so stairs are priced per step and are never a per square foot item.
  • Acoustic requirements in attached housing: An association mandated sound mat adds material cost, may restrict product choice to specific tested assemblies, and requires board submittal before work begins.

Frequently asked questions

Is luxury vinyl plank actually waterproof?

The plank material is, and it will not swell or delaminate from water contact. The assembly is a different question: water can still travel through seams and sit on the slab beneath, which causes odor and mold rather than damage to the plank. Treat spills promptly and address the source of any recurring water.

What is the difference between SPC and WPC?

SPC uses a limestone filled core that is denser, harder, more dent resistant and more thermally stable. WPC uses a foamed core that is warmer, quieter and softer underfoot but dents more easily and expands more with heat. SPC suits kitchens, entries and sunny slabs; WPC suits bedrooms and comfort driven spaces.

Why is my LVP floor peaking or buckling?

Almost always a trapped expansion gap. Floating vinyl expands with heat as one connected field, and if base molding is nailed through it, a heavy cabinet pins it, or the perimeter gap is too small, the field has nowhere to go. Direct afternoon sun through a slider makes it appear fastest.

Can LVP be installed over existing tile?

Often yes, which can save significant demolition cost and dust. The tile must be well bonded with no hollow sounding pieces, and grout joints wider than about 1/4 inch need to be skim filled so they do not telegraph. Verify that the added height still clears doors, thresholds and appliance openings.

Does LVP need underlayment?

Over concrete you need at least a vapor retarder film unless the product has one attached. A separate pad adds comfort and sound reduction but is not always permitted, because doubling a pad under an attached pad product voids many warranties and can stress the click joints. Attached housing usually requires a rated acoustic mat.

How does LVP compare with laminate?

Laminate has a compressed wood fiber core that swells permanently when water reaches a seam, while LVP has a polymer core that does not. Laminate is often harder on the surface and can look more textured, but in Orange County kitchens, laundry rooms and ground floor slabs, the moisture behavior decides it.

Can a damaged plank be replaced?

Usually. On a floating click floor, planks can be unlocked back to the damaged board and relocked, or a single plank can be cut out and replaced with an adhesive set piece by an experienced installer. This is why we leave you leftover material from the same production run at the end of the job.
