What Actually Drives the Cost of an Office Build-Out?

Partition quantity is the number that moves the budget most, and it is set by how many enclosed rooms your program requires. Every private office, conference room, phone room, huddle space and server closet adds framing, drywall, a door and frame, hardware, a light switch leg, a supply and return path, sprinkler coverage and often an acoustic assembly. An open plan floor with six enclosed rooms and an open plan floor with twenty-four enclosed rooms in the same square footage can differ by 35 dollars per square foot as a 2026 Orange County planning estimate. Practical planning starts by dividing the usable area into a circulation spine and program zones, then testing whether every enclosed room reaches an exit without passing through another tenant space or a room that could be locked. Common corridor width requirements, door swing directions, panic hardware where occupant loads demand it and travel distance limits all constrain layouts that look fine on a furniture plan. Dead end corridor limits catch many test fits that stack private offices along one wall. In a multi-tenant floor, your suite entry, the shared corridor and the common restrooms are all part of the accessible route, which means a suite alteration can trigger upgrades in space you do not lease. What Does the Ceiling and Partition System Decide?

How Do Power, Data and Audio Visual Get Coordinated?

The most common office punch list problem is a floor box in the wrong place, and it happens because furniture and technology decisions were made after the electrical rough-in. Workstation power arrives one of three ways: a floor box or poke-through under a cluster, a furniture whip from a wall or column, or a power pole from the ceiling. Each requires knowing the furniture layout at rough-in, which means the furniture vendor has to commit weeks earlier than most tenants expect. Data cabling is normally a tenant vendor working under a low voltage permit, so pathway, sleeve, J-hook and conduit stub locations have to be coordinated into the drawings rather than field-decided. Conference room audio visual needs backing in the wall for displays, conduit for cabling, floor or table boxes and a plan for control and connectivity. The server or IDF room needs dedicated circuits, supplemental cooling that runs when the building system does not, and grounding.

  • Furniture plan at rough-in: Floor box and poke-through locations are set by the furniture layout. Commit the layout before the electrician opens the slab, not after the desks arrive.
  • Low voltage pathways: Conduit stubs, sleeves and cable tray for data and security have to be drawn and installed before the ceiling closes, even when a tenant vendor pulls the cable.
  • Conference room backing and conduit: In-wall blocking for displays and mounts, plus conduit from the display to the table or credenza, prevents surface raceway on a brand new wall.
  • IDF and server room: Dedicated circuits, a supplemental cooling unit on its own control, grounding, plywood backboard and access clearance. Building HVAC schedules do not cover equipment loads.

What Does Real Acoustic Performance Require?

Speech privacy in an office is a system property, not a product you buy. It depends on how much sound the partition blocks, how much leaks through flanking paths, how much the room absorbs and how much background sound masks what remains. Full-height partitions with sound-attenuating batt insulation, sealed top and bottom tracks, acoustic sealant at every joint and offset or gasketed electrical boxes handle the direct path. Flanking paths are what usually fail: an open plenum above the wall, a shared return air path, a continuous window mullion, a gap at the deck flute, or a door undercut with no seals. Doors are typically the weakest element in the assembly, so a solid core door with perimeter gasketing and an automatic bottom seal matters more than an extra layer of drywall. Absorption from acoustical ceiling tile, carpet and wall panels reduces reverberation in open areas. Where confidentiality is a business requirement, such as HR, legal or executive offices, sound masking is the tool that finishes the job.
