What Size Limits Apply to an Attached ADU?

Where Does an Attached ADU Actually Go on the Lot?

Rear extensions are usually cleanest, because the existing kitchen and bathroom plumbing stack is often nearby, which shortens drain and vent runs considerably. Side wings work well on corner lots and on wider parcels in cities like Villa Park, Yorba Linda and parts of North Tustin. The garage adjacent configuration is attractive because it can share a foundation edge and utility routing, though it requires careful attention to fire separation between the garage and the new dwelling unit. How Does Attaching to an Existing House Complicate Construction?
You are cutting into a building that is already occupied and already permitted, so several things get more complex than a freestanding pad. The new roof has to tie into the existing roof plane with proper flashing, and matching an aged composition shingle or tile roof convincingly is genuinely difficult; sometimes the honest answer is a partial reroof. The existing foundation has to be evaluated where the new foundation meets it, and older footings are frequently shallower than current code requires. Is an Attached ADU Cheaper Than a Detached One?

What About Sound Between the Two Units?
This is the single most common regret on attached ADUs, and it is entirely preventable at framing. Code requires a rated separation between dwelling units, but code minimum and comfortable are not the same standard, particularly when the occupants are a tenant on one side and a family on the other. We specify a decoupled assembly: staggered or double studs where wall thickness allows, resilient channel, insulation in the cavity, and two layers of gypsum on the ADU side. We also route plumbing so that ADU drain lines do not share a stud bay with a primary bedroom wall, because a toilet flushing at 2 a.m. through a shared chase undoes every other measure. Doors between the two units, where one exists, get a solid core slab with proper seals. The incremental cost is small; retrofitting it later is not.
